What is an administrative restoration fee and how is it different from a security deposit?

The administrative restoration fee is a one time, nonrefundable fee of $150. This covers the cost of basic cleaning of the apartment and shampooing of the carpet at move-out.

What are the differences between the late and legal fees charged?

Each time a payment is late, or you have an outstanding balance on your account of $100 or more, you are charged a late fee and a legal fee and you will receive a notice of noncompliance from us regarding your delinquency.  The late fee is the fee charged in accordance with your lease due to not paying your rent on or before the due date, and the legal fee is the actual attorney fee incurred by us to seek legal advice due to your noncompliance with your lease and to have the notice of noncompliance drafted by a law firm.

When is rent due?

Rent is due on the 1st of each month, no later than the 5th of each month. Rent not received by the 5th will be considered late regardless of postmark date. You can pay rent online by clicking here.

What is the move-in/move-out process like?

Our office staff is trained to stream line both the move-in and move-out process to make transitions for our residents as easy as possible. Students are sent both personalized move-in and move-out letters detailing the processes associated with moving in and out of their apartment. Leases begin and end at 12:00 noon, regardless of the day. Our office is readily available to answer additional questions students or parents may have.

When a utility is not functioning first contact the company who provides the services (ex: Dominion power). Then contact our office so that we can assist in any way possible.

My student depends on financial aid, can that be used to pay their rent?

Yes, students who require financial aid for their housing may sign a Promissory Note once per semester with our office. This will prevent them from losing possession of their apartment; however, they will still be charged late and legal fees when signing a promissory note. Please contact a member of Management in our Leasing Office, they will be able to provide you with more information.

My student does not have other roommates, what do they do?

Sunchase offers a roommate matching service for any resident that cannot find roommates. We match roommates based on preferences such as pets and smoking.

What alternative methods of transportation are available should my student not have a car?

The Farmville Area Bus (FAB) Blue line routinely makes stops through the Sunchase community. For information on this bus route, please click here.

What is the safety like in this area?

We do keep a 24 hour Courtesy Officer on site to patrol the area and he is available for emergency situations. Our Courtesy Officer’s name is Daniel Culley, and he is a current Prince Edward County Sheriff’s Deputy. Each resident is responsible for his or her own safety on the property.

How does my student report an issue or maintenance request?

The fastest way to submit a work order is through the Resident Connect portal. Or, you may contact us via phone at 434-392-7440 or email at sunchase-longwood@msc-rents.com for issues or maintenance requests.  For after-hours emergency maintenance, please have your student call 434-392-7440 and select option 2.

Can I pick up my student’s keys for them?

Each resident must pick up his or her own keys for their apartment at move-in. They have move-in paperwork only they can complete to receive possession of the apartment.

I have questions about a bill my student received, who do I contact?

You may view your account online by clicking here and logging in to your account. Please contact a member of Management in our Leasing Office, they will be able to provide you with more information.

How do I access my student’s account online/ view their current balance?

Your student’s account can be accessed through our Resident Connect portal. Upon move-in, they are provided with a unique code to allow them to create their own account. We can only release this information to a student’s guarantor or another person that the resident has given us permission to do so with.

My student’s roommate has a pet, is he/she responsible for damages?

Only the resident(s) with pets in the apartment will be charged for pet damages. If your child does not have a pet in the apartment they will not be charged for damages associated with a pet.

What is a guarantor and why does my student need one?

A guarantor a person who makes or gives a guarantee for the lessee, this holds them equally responsible for rent and following the terms of the lease. We require all traditional undergraduate students to have an guarantor. A guarantor is kept abreast of any violations their child may incur while on the property and is also allowed to make inquiries regarding the financial status of their child’s account. In lieu of having a guarantor, a student may apply on their own to see if they can qualify alone or the entire total of the lease can be paid up front with a certified check.

My student will not be able to complete the terms of their lease, what are their options?

We offer a variety of options to residents who cannot complete the terms of their lease. Please contact a member of Management in our Leasing Office, they will be able to provide you with more information.

When does my student need to sign their renewal?

Your child can sign their renewal at any time, either in person or through our electronic leasing program, Docusign. Have them contact the office when they are ready to sign and we will be happy to get their renewal ready for them.

If I submit my student’s insurance after their lease has started, when will they stop being charged for it?

Your child will stop being charged Tenant Legal Liability through our office at the beginning of the next month rent is due. Because the fee is charged at the beginning of each month, we cannot reimburse you once the insurance has been charged to your child’s account.

Do you require rental insurance?

We require Tenant Legal Liability Insurance, but not Renter’s insurance. TLLI protects the resident from damages that they may do to their apartment, but does not protect personal possessions. Should residents choose to utilize their own insurance they must have a minimum of $50,000 is personal liability insurance. This policy must be in their name and under their Sunchase address.

Sunchase uses term leases. You will make installment payments, on a monthly basis, on the total amount for the whole period. For a one year lease, as an example, the total cost of the apartment is divided into 12 equal monthly installments. Due on the 1st of every month.
